The Planning Department completes the PERI of the Alamedas that will allow the ordering of a bag of soil of almost 10,000 m2 in the center of the urban center (25/05/2017)

Lorca will have a new green area, equipped with a children's playground with a planned area of ​​2.110 m2, which will be located between Alameda Ramón and Cajal and Fajardo el Bravo street (current parking area).

Councilor for Town Planning in the City of Lorca, Satur Martínez, has informed that the Municipal Council will approve the Special Plan for Interior Reform (PERI) of the Alamedas at the next plenary session, which will take place on Monday.

Satur Martínez explained that this is one of the projects with the greatest depth of those planned within the necessary urban planning of the city center.

We are talking about the apple between Alameda Ramón and Cajal, its crossing, Fajardo El Bravo street and the railway line.

The Edil de Urbanismo explained that the area that is benefited by this action responds to a private initiative articulated through a Compensation Board conformed to the effect.

The classification of the ground is residential, being its typology of application the corresponding one to widen (5 plants at the maximum) and single family dwelling grouped.

This sector covers a total area of ​​9,897 m2, with a maximum building area of ​​2m2 / m2, and its quadrennial programming.

Satur Martínez has indicated that the management of the sector must collect in a binding way the graphic distribution that is reflected in plans, and must also include the following assignments:

18 m2 / housing for free spaces.

10 m2 / housing for public facilities.

The Edil de Urbanismo has exposed that the surface of the sector is the one that results of the delimitation once fixed the Public Domain Area to 13 meters of the rail except for a plot, where the limit is established in the one authorized by the General Direction of Railways for Make it possible to rebuild a house.

This PERI establishes an ordinance of direct application for the existing buildings in the street Travesía Ramón y Cajal and Alameda Ramón y Cajal and four units of action are defined for the rest of the land.

Satur Martínez has detailed that the objectives and criteria of this urban planning are to develop the provisions of the General Plan, to collect, according to said document, with the Land Law and with the Planning Regulation, the land forecasts for Road and free spaces, in addition to completing and homogenizing the urban fabric of the urban center, providing it with all the necessary infrastructure.

This action will allow the internal space of the PERI to be arranged so that new public roads or open spaces can be opened between Juan Carlos I Avenue and the railway line.

It should also be noted that in the new management the public domain line is proposed to 13 meters.

Of the outer edge of the railroad (5 meters from the flat line + 8 meters from the public domain), leaving this space outside the sector and proposes a new ordering of volumes in conformity with the last report issued by ADIF, Parcel # 1 of the management and conserving parcels 2 and 3 that are being rebuilt after the earthquake, leaving all buildings, except for these, beyond the building boundary line (20 meters from the earth line) .

The Councilor for Urban Development has added that the new Special Plan for Internal Reform, in concrete figures, is configured as follows:

Area of ​​the sector: 8.575 m2.

Area of ​​the sector for building purposes: 7,492 m2.

Maximum buildability of profitable use 14,984 m2.

Maximum number of properties: 117

Assignment of free spaces (new park and green area): 2.110 m2.

Assignment for equipment: 1,083 m2

Maximum utilization rate: 1,120 m2
